Residential Home Inspections

Purchasing a home is one, if not the largest, purchase you will make in your lifetime. Scheduling a residential home inspection helps identify problematic areas in new construction or resale homes. With our detailed, fully comprehensive home inspection report you will have the ability to know the condition of the home and also use the report as a road map to future repairs or updates.  HTX Home Inspections is here to help you with your home inspection needs and we look forward to providing you a peace of mind during the home buying process.

Commercial Inspections

A commercial building inspection helps you identify potential problems before they become expensive repairs or even worse, an unsafe structure. It also gives you peace of mind knowing that your property is safe for tenants and visitors. This type of inspection is required by law in most states. Whether you're looking for a quick turnaround or a comprehensive inspection, our certified property inspectors are ready to serve you.

Draw Inspections

Draw inspections are periodic assessments conducted during construction projects to verify the progress of work and ensure that funds are being used appropriately. These inspections are typically requested by lenders to mitigate risks associated with construction loans. An inspector visits the site to evaluate the completed work, compare it to the original plans, and assess whether the project is progressing according to schedule. This helps protect the lender's investment by ensuring that funds are disbursed only after specific milestones have been achieved.

Termite/WDI Inspections

In the state of Texas, the warm, humid climate creates an ideal environment for termite activity. These pests can cause significant structural damage to homes and buildings, often going unnoticed. Homeowners, prospective buyers, and property managers should consider termite inspections, particularly in areas prone to termite activity. Inspections are essential before purchasing a home to ensure the property is free from infestations and to avoid unexpected repair costs.

Phase I: Pre-Pour Inspections

The purpose of a pre-pour foundation inspection is to verify that all preparatory work, such as formwork, rebar/post-tension cable placement, and soil conditions, complies with engineering plans and safety standards before concrete is poured. This inspection helps identify and rectify any potential issues early, ensuring the foundation will be strong, stable, and durable.

Phase II: Pre-Drywall Inspections

The purpose of a pre-drywall inspection is to ensure that all structural, electrical, plumbing, and HVAC systems have been properly installed and meet code requirements before the walls are sealed. This inspection helps identify any issues that need correction, ensuring the home's integrity and functionality before the next phase of construction.

Builder Warranty Inspections

Home builders will offer a "bumper to bumper" warranty on your new construction home typically within the first year (depending on builder, sometimes it's two years). As your home settles and major components and appliances are being used problems can occur. How ever long the warranty is, 1 or 2 yrs, HTX offers a full home inspection that will include cosmetic defects prior to the end of your builder warranty.

Digital Foundation Measurements

In addition to following the TREC SOP on foundation inspection, we also offer a digital reading of the foundation. The ZipLevel foundation measurement device offers a digital "baseline measurement" of any potential elevations or slopes across the foundation. This "baseline measurement" also serves as a reference point for future inspections, allowing for early detection of any structural changes or issues that may arise. By incorporating the ZipLevel device into a foundation inspection, along with the TREC SOP's on foundation inspection, we can provide a thorough assessment on the foundations performance.

Thermal Imaging

Infrared thermal imaging allows us the ability to find major issues like moisture penetration, missing insulation in walls and ceilings, extreme heat from electrical devices or wiring, and HVAC issues. With every inspection we include a thermal image scan of 3 areas; the shower pan(s) to check for active leaks, breaker box to look for any overheating wires and the HVAC cabinet to check for any air leakage.

INCLUDED WITH EVERY HOME INSPECTION

Drone Roof Inspections

The three top reasons for using a drone for roof inspections are; it’s safer, it is more efficient and it gives the inspector a view into areas that are inaccessible from walking a roof. HTX will utilize a drone when inspecting all roofs that are two-stories or more, roofs that are too steep to walk and roofs that are covered with products that can be easily damaged when walked on.
