Frequently Asked Questions

  • What’s included in a home inspection?

We inspect all of the following systems with every inspection: Structural Systems (included in Structural Systems: Roof, Foundation, Windows, Doors, Walls, Ceilings and  Floors) Plumbing, HVAC, Electrical and Appliances (washer and dryers, refrigerators, removable microwaves and window units are not part of the home inspection). We also provide ancillary inspection services such as Pool and Spa and Sprinkler Systems.

  • How long does a home inspection last?

It depends on the age, size and if any ancillary services were selected when booking the inspection. The average is about 2-3hrs.

  • How will you get access to the property?

All inspectors with HTX Home Inspections are members of HAR. With this membership it gives us access to homes that may have Supra eKey, combination code or door lock codes. HTX Home Inspections will book all inspections in ShowingSmart or ShowingTime which will notify sellers and listing agents of upcoming inspection.

  • What qualifications does your inspector(s) have?

In the state of Texas all home inspectors must be licensed by TREC (The Texas Real Estate Commission). Inspectors must complete the required training and coursework set forth by TREC. Also, upon the completion of that course work your inspector had to pass a state and national exam to become a licensed home inspector. Furthermore, your inspector has to complete 32 hours of continued education every 2 years to keep his/her license active and up to date.

  • Do I have to attend the home inspection?

It is up to you whether you decide to attend the home inspection or not. If you attend be aware that your inspector will be focused on your inspection! We ask that all questions be reserved for the end of the inspection. If you do not attend, after the report is published and you have had a chance to look over it, please feel free to give the inspector a call. Your inspector will go over the report with you and answer any questions or concerns about their findings.

  • How soon can we expect the inspection report?

You can expect to receive your inspection report the same day of the inspection. Your report will be in HTML and PDF forms and delivered to the email and phone number we have on file.

  • Is your inspection company insured?

As a small business we are required to have general liability and errors and omissions insurance.
